Sea Valley Resorts Private Limited, Visakhapatnam

Sea Valley Resorts is a prominent mixed-use project in Visakhapatnam, which includes a 225-room 5-star hotel, a 6-screen multiplex as well as a mini mall, spread over an area of 4 lakh sq ft.

The 5-star hotel, operated by Novotel, boasts of an ocean view for each of its 225 rooms. The hotel has 3 restaurants, an executive lounge, a bar and a spa.

The 6-screen multiplex is operated by INOX, one of the best-known multiplex operators in India.

The project has been developed by M/s Vijay Nirman Company, a leading construction house in Andhra Pradesh. Since its inception, Vijay Nirman Company has not only developed numerous landmark structures across the country, but has also earned a reputation for its quality consciousness and customer-oriented designs, earning the reputation of being one of the most innovative construction houses in India.

The architect for the project is M/s Spatial Consultants, Mumbai while the HVAC consultants are MEP Consultants, Mumbai and Subhadra Consultants, Visakhapatnam.

Sea Valley provides the largest banqueting facility in the region, which can cater to business and social events of upto 4,000 people.

There are 3 entrance and exit points to the building, in addition to 2 separate entrances and exits to the car park area. It has 5 levels of basement parking which can accommodate cars as well as two-wheelers.

Blue Star was awarded the contract to the tune of Rs. 23 crores. The scope of the project involved supply, installation, testing and commissioning of MEP works.

The HVAC scope comprises supply, installation, testing and commissioning of five primary chilled water pumps, five secondary chilled water pumps, five condenser water pumps, one unit of 1000 L expansion tank with one air separator, four units of 360 TR cooling towers, 87 air handling units and ceiling suspended units, 284 fan coil units, 63 ventilation fans, 9,000 m of insulated chilled and condenser water piping, motorised butterfly valves, 25,000 sq m of GSS class VIII factory fabricated duct and resin bonded fibreglass insulation works for ducts and pipes. The entire HVAC system is controlled and monitored by the building management system.

The electrical scope includes supply, installation, testing and commissioning of 3,000 kVA transformers, HT switchgear panel, MV switchgears and power panels, distribution boards, inverters, cabling, 6,500 light fixtures and fire alarm panel. Fire alarm control panel, public address system and CCTV system have also been provided for safety purposes.

The plumbing scope comprises supply, installation, testing and commissioning of hydro-pneumatic pumps, mono-block submersible water pumps and piping. All drainage pipes are of CI and LA class.

The fire-fighting scope includes supply, installation, testing and commissioning of a sprinkler and hydrant system, pumps, 1,000 L of air vessel tank, GI piping, valves, hose reels and external hydrants.

The cold storage scope includes supply, installation, testing and commissioning of 14 water cooled modular cold rooms.

Inorbit Mall, Bengaluru

Inorbit Mall, which is a subsidiary of the well-established K Raheja Corporation is a pioneer in promoting the mall culture in India. Their first mall opened to the public in early 2004 in Malad, Mumbai. Since then, Inorbit has repeated its success with world-class malls in Vashi, Hyderabad, Pune, Whitefield in Bengaluru and Vadodara.

Inorbit malls across the country have been a great success due to their universal appeal, being a one-stop destination for fashion, lifestyle, food and entertainment in an ultra-modern environment and in providing a holistic international experience to families.

The latest Inorbit Mall that came up at Bengaluru is a state-of-the-art facility spread over an area of 25 lakh sq ft comprising three floors that include a food court, 108 high-end shopping zones as well as public areas. Blue Star was awarded the M & E order for this mall by K Raheja. The M & E order, for Rs. 18 crores included HVAC and electrical works for the basement car park area and cafeteria.

Project Scope

The HVAC scope comprises supply, installation, testing and commissioning of HVAC equipment including two 500 TR water cooled screw chillers, two 300 TR water cooled screw chillers, 12 centrifugal pumps, one expansion tank, four 500 TR cooling towers, 17 air handling units, 116 ceiling suspended units, 104 ventilation fans as well as associated piping, ducting and insulation works.

The electrical scope entails two outdoor transformers of 3,000 kVA, three breaker VCB panels, 60 LT panels, 450 MCB distribution boards, 35,000 m of LT cables, 4,000 m cable trays, 500 light fittings, fire alarm control panel, 36 cameras, lightning arrestor, point wiring and earthing system, with associated accessories.

Challenges

A major challenge faced by Blue Star was the stringent timeline to complete this noteworthy project. Owing to Blue Star's expertise and superior project management skills, the project was completed and commissioned within the stringent timelines laid down, to the complete satisfaction of the customer.

Marriott Hotel, Bengaluru

K Raheja Corporation is a success story in the real estate sector of India that has spanned across decades and continues to achieve new heights across diverse segments of the realty, hospitality and retailing sectors.

K Raheja Corporation is also the first to pioneer in India the concept of self-contained townships and commercial business districts which encompass residential apartments, office spaces and retail and entertainment zones, virtually making them mini cities... albeit with mega comforts.

The latest project of K Raheja Corporation was a 5-star hotel in Bengaluru – The Marriott. This 5-star hotel in Whitefield, Bengaluru, offers 324 guest rooms, including 17 suites, which are well-appointed and ergonomically designed. The facility is spread across an area of 40 lakh sq ft.

The Marriott family has over 3,000 hotels across 67 countries around the world. The largest of the 15 Marriott brands - Marriott Hotels & Resorts - has more than 500 hotels worldwide.

Blue Star has been awarded the M&E order for HVAC and electrical works worth Rs. 22 crores for the Marriott, Bengaluru. The HVAC scope comprises supply, installation, testing and commissioning of the HVAC equipment including four 315 TR water cooled screw chillers, 12 centrifugal pumps, one expansion tank, four 330 TR cooling towers, 65 air handling units, 456 fan coil units, 124 ventilation fans as well as associated piping, ducting and insulation works.

The electrical scope includes two outdoor transformers of 2,000 kVA, four breaker VCB panels, three breaker VCB panels, 60 LT panels, 450 MCB distribution boards, 35,000 m of LT cables, 2500 m cable trays, lightning arrestor, point wiring and earthing system, with associated accessories.

Challenges

The design and execution of the life safety smoke exhaust system was top-class and reflected Blue Star's unique expertise in this field.

The lifting (upto 60 m) of heavy equipment like heat recovery wheels, exhaust fans, electrical panels and LT panels as well as commissioning of the same within stringent timelines was a challenge which was met successfully.

Blue Star has been associated with Meenakshi in the past for the HVAC works of their earlier blocks and the prompt response received by the client during the sales/pre-sales stage helped to clinch the electrical order.

The architect for the project is M/s Vistaas Architectural Consultants, Hyderabad while the HVAC consultant is M/s BBN Escendo, Hyderabad and electrical consultant is M/s Design Tree Service Consultants, Bengaluru.

Project Scope

Blue Star was awarded this laudable M & E order for Rs. 7 crores. The scope of work consisted of supply, installation, testing and commissioning of HVAC and electrical works.

The HVAC scope comprises two 210 TR air cooled screw chillers, a 210 TR water cooled screw chiller, eight primary, secondary and condenser pumps, a 210 TR FRP-induced draft cross flow cooling tower, 15 air handling units and TFAs, 10 jet fans, 12 exhaust fans as well as associated piping, ducting and insulation works.

The electrical scope entails an LT panel, two runs of 2,500 amps bus ducts, two runs of 2,000 amps rising mains, two runs of 1,000 amps rising mains, LT cables, 10 kVA UPS system, 5 kVA inverter system, common area lighting distribution boards, 1,023 light fixtures, aviation light, lightning arrestor, cable trays, point wiring and earthing system, with associated accessories.

Challenges

With the earlier blocks (wherein Blue Star was associated) in full operating mode, the main challenge with respect to HVAC works was the lifting of chillers to a height of 60 m. Keeping in mind the challenging working environment, special emphasis was placed on safety practices and modern construction tools and tackles, ensuring safe lifting operation of chillers.

Under the electrical scope, an impediment was the erection of a 2,500 A outdoor type sandwich bus duct and running of DG cables from an existing building to the new building over functioning transformers and DG (triple height area). Another challenge was the laying of LT cables over the operational DGs wherein welding activities were performed above a fuel tank. All the tasks were executed under expert supervision and necessary safety precautions were practised with no compromises.

Wipro, Pune

Wipro, a leading IT solutions provider in India, has constructed a new building - the SDB 4 - in their existing software development campus at Pune, Phase II, Hinjewadi. The building which is LEED gold-certified consists of 11 floors including lower ground and upper ground floors. Each floor comprises an air conditioned space of approximately 38,000 sq ft. The total built-up area of the building is 5,00,000 sq ft.

The centralised chiller plant room in SDB 4 is located on the terrace. This not only caters to the total cooling requirement of the building but also has the capacity to meet the cooling needs of the adjacent building (SDB 5) which is part of future plans for the campus.

Each floor in SDB 4 has four AHU rooms which cater to the cooling needs of the floor. The ground floor includes the master server room, IDF rooms, UPS rooms and other critical areas that need 24x7 cooling. All AHUs in the building are provided with a free cooling option which is required during winters.

Project Scope

Blue Star was awarded an order worth Rs. 10 crores for the entire low side works for SDB 4. The project comprises supply, installation, testing and commissioning of low side HVAC works including:

  • Two 903 TR cooling towers
  • Six primary chilled water and condenser water pumps with 75 kW motors
  • Logic control panel for variable primary pumps to reduce the power consumption as per load requirement
  • 2,600 m of insulated chilled water piping and 700 associated valves
  • 500 m of FRP-coated condenser water piping (610 m pre-insulated), used mainly for vertical chilled water risers and 60 associated valves
  • Motorised butterfly valves for AHUs to maintain precise control of room temperature and regulate chilled water flow rates resulting in lower energy consumption during part load conditions
  • 434 VAVs and 100 CO2 sensors installed to ensure pure air quality with required comfort level of cooling in working areas
  • Forty-eight 13,000 CFM and 12,000 CFM double skin floor-mounted air handling units with high efficiency EFF1 motors
  • Forty 10,000 CFM double skin ceiling-suspended EAU with single as well as twin blowers and high efficiency EFF1 motors
  • Fifty 1,200 CFM double skin ceiling-suspended AHUs with EFF1 motors
  • Four 20,000 CFM TFAs located on the terrace
  • 19,500 sq m of GSS Class VIII (120 GSM) factory fabricated boxed up ducting with advantages of low leakage, faster installation, and high quality assembly
  • 14,000 sq m duct insulation with elastomeric nitrile rubber with a Class 'O' fire rating
  • 4,000 sq m duct acoustic insulation
  • 500 sq m factory-fabricated AHU plenums with advantages of low leakage, faster installation and high quality assembly
  • Installation of 3,000 diffusers and 1,500 plenum boxes with butterfly dampers
  • Chemical dosing system

All the equipment supplied met the LEED requirements for Green Buildings in terms of energy efficiency.

Advantage Blue Star

In 2005, Blue Star had executed the HVAC works of SDB 2 at Wipro, Hinjewadi, Pune.
