Sea Valley Resorts is a prominent mixed-use project in Visakhapatnam, which includes a 225-room 5-star hotel, a 6-screen multiplex as well as a mini mall, spread over an area of 4 lakh sq ft.
The 5-star hotel, operated by Novotel, boasts of an ocean view for each of its 225 rooms. The hotel has 3 restaurants, an executive lounge, a bar and a spa.

Sea Valley provides the largest banqueting facility in the region, which can cater to business and social events of upto 4,000 people.
There are 3 entrance and exit points to the building, in addition to 2 separate entrances and exits to the car park area. It has 5 levels of basement parking which can accommodate cars as well as two-wheelers.
Blue Star was awarded the contract to the tune of Rs. 23 crores. The scope of the project involved supply, installation, testing and commissioning of MEP works.
The HVAC scope comprises supply, installation, testing and commissioning of five primary chilled water pumps, five secondary chilled water pumps, five condenser water pumps, one unit of 1000 L expansion tank with one air separator, four units of 360 TR cooling towers, 87 air handling units and ceiling suspended units, 284 fan coil units, 63 ventilation fans, 9,000 m of insulated chilled and condenser water piping, motorised butterfly valves, 25,000 sq m of GSS class VIII factory fabricated duct and resin bonded fibreglass insulation works for ducts and pipes. The entire HVAC system is controlled and monitored by the building management system.
The electrical scope includes supply, installation, testing and commissioning of 3,000 kVA transformers, HT switchgear panel, MV switchgears and power panels, distribution boards, inverters, cabling, 6,500 light fixtures and fire alarm panel. Fire alarm control panel, public address system and CCTV system have also been provided for safety purposes.
The plumbing scope comprises supply, installation, testing and commissioning of hydro-pneumatic pumps, mono-block submersible water pumps and piping. All drainage pipes are of CI and LA class.
The fire-fighting scope includes supply, installation, testing and commissioning of a sprinkler and hydrant system, pumps, 1,000 L of air vessel tank, GI piping, valves, hose reels and external hydrants.
The cold storage scope includes supply, installation, testing and commissioning of 14 water cooled modular cold rooms.

The HVAC scope comprises supply, installation, testing and commissioning of HVAC equipment including two 500 TR water cooled screw chillers, two 300 TR water cooled screw chillers, 12 centrifugal pumps, one expansion tank, four 500 TR cooling towers, 17 air handling units, 116 ceiling suspended units, 104 ventilation fans as well as associated piping, ducting and insulation works.
The electrical scope entails two outdoor transformers of 3,000 kVA, three breaker VCB panels, 60 LT panels, 450 MCB distribution boards, 35,000 m of LT cables, 4,000 m cable trays, 500 light fittings, fire alarm control panel, 36 cameras, lightning arrestor, point wiring and earthing system, with associated accessories.

The design and execution of the life safety smoke exhaust system was top-class and reflected Blue Star's unique expertise in this field.
The lifting (upto 60 m) of heavy equipment like heat recovery wheels, exhaust fans, electrical panels and LT panels as well as commissioning of the same within stringent timelines was a challenge which was met successfully.

Blue Star was awarded this laudable M & E order for Rs. 7 crores. The scope of work consisted of supply, installation, testing and commissioning of HVAC and electrical works.
The HVAC scope comprises two 210 TR air cooled screw chillers, a 210 TR water cooled screw chiller, eight primary, secondary and condenser pumps, a 210 TR FRP-induced draft cross flow cooling tower, 15 air handling units and TFAs, 10 jet fans, 12 exhaust fans as well as associated piping, ducting and insulation works.
The electrical scope entails an LT panel, two runs of 2,500 amps bus ducts, two runs of 2,000 amps rising mains, two runs of 1,000 amps rising mains, LT cables, 10 kVA UPS system, 5 kVA inverter system, common area lighting distribution boards, 1,023 light fixtures, aviation light, lightning arrestor, cable trays, point wiring and earthing system, with associated accessories.
Challenges
With the earlier blocks (wherein Blue Star was associated) in full operating mode, the main challenge with respect to HVAC works was the lifting of chillers to a height of 60 m. Keeping in mind the challenging working environment, special emphasis was placed on safety practices and modern construction tools and tackles, ensuring safe lifting operation of chillers.
Under the electrical scope, an impediment was the erection of a 2,500 A outdoor type sandwich bus duct and running of DG cables from an existing building to the new building over functioning transformers and DG (triple height area). Another challenge was the laying of LT cables over the operational DGs wherein welding activities were performed above a fuel tank. All the tasks were executed under expert supervision and necessary safety precautions were practised with no compromises.
Wipro, a leading IT solutions provider in India, has constructed a new building - the SDB 4 - in their existing software development campus at Pune, Phase II, Hinjewadi. The building which is LEED gold-certified consists of 11 floors including lower ground and upper ground floors. Each floor comprises an air conditioned space of approximately 38,000 sq ft. The total built-up area of the building is 5,00,000 sq ft.
The centralised chiller plant room in SDB 4 is located on the terrace. This not only caters to the total cooling requirement of the building but also has the capacity to meet the cooling needs of the adjacent building (SDB 5) which is part of future plans for the campus.
Each floor in SDB 4 has four AHU rooms which cater to the cooling needs of the floor. The ground floor includes the master server room, IDF rooms, UPS rooms and other critical areas that need 24x7 cooling. All AHUs in the building are provided with a free cooling option which is required during winters.
